Have you just decided to take up golf? Or have you recently begun to play? Here are some essential but simple golf tips to get started on the right foot.
It is very tempting to jump in and buy a beautiful new set of expensive golf clubs. But don't. Today's golf equipment comes in a great variety for different golfing styles and abilities. Since you're just starting out and really don't know which type of clubs will suite you best, hold off on that purchase. Golf clubs aren't cheap. You should expect to spend a few hundred or even thousands of dollars on a set.
If you get a set of clubs that doesn't suit you, now you're stuck. You can probably sell them, but at a big loss. If you absolutely MUST have your own clubs, start with a half set. This generally consists of five irons, two woods, and a putter. Get odd numbered irons - 3,5,7,9 - and wedge. This is plenty to get you started.
A better idea is to rent clubs or borrow so you can try out a few different ones. Once you are ready to buy, consider getting slightly used second hand clubs. Most pro shops and driving ranges sell them. They can give you advice and let you try out some different clubs.
You may meet fellow golfers that have their used clubs for sale, too. I again stress that you need know which clubs suit you before you buy. Don't spend a much money at this point.
You are probably chomping at the bit to playing an actual round of golf. Sorry, but don't even think about going to a golf course yet. Without having gone through any type of golf training program, you'll probably get very frustrated. Besides, it's really not fair for the golfers behind to have to wait for you.

You can take golf instruction lessons at driving ranges and golf clubs. You don't have to join a golf club to get a lesson from their golf pro. There are some excellent golf books, DVD's, and videos on the market that will help you to establish the fundamentals of the simple golf swing: grip, stance and posture.
Here's an important beginner golf tip - stick to the basics and don't get blinded by too much science. Getting totally confused won't help your golf game or your enjoyment of the sport, either.
Golf is a fantastic game. Take some time easing into it. You will find it a rewarding pass time, sometimes totally frustrating, and always challenging. Like many others, you may find it downright addictive!

Over the last year, many of my clients have asked me about the feasibility of short sales...both from a seller's perspective, as a way out of an upside down property; and from a buyer's perspective, as a way to acquire properties below market rate. Up until recently I have advised most of my clients away from short sales...as a buyer or as a seller. The reason was simple: lots of time invested, small chance of success. As a rule, since the housing bubble burst and the credit crunch began, banks have been overwhelmed with defaults and the departments in charge of evaluating and approving short sales have been notoriously slow and inefficient. Trying to negotiate a short sale with the bank often resulted in frustration for all parties involved with a very low success rate.
As a result, I have advised my investor clients to seek out REOs as the best buying opportunity here in Las Vegas. Time, however, are changing. My recent articles on the Las Vegas housing marketing have highlighting the dwindling supply of bank-owned REO properties available. Each month the demand for these REOs and the closings exceed the fresh supply of foreclosed homes coming from the banks. This has resulted in bidding wars across the Las Vegas valley as investors and primary residents eager to capitalize on the best real estate buying opportunity in decades flock to purchase the REOs that make their way on to the market. But with the percentage of homeowners behind on their mortgages still at all time highs, why is the number of foreclosures entering the market declining? The answer may be the increase in short sales.
Brian Wargo of the Las Vegas Sun recently wrote an article discussing this increase in short sales. In it, he quote Larry Murphy, president of the real estate monitoring firm SalesTraq, who says that of the 35,742 closings through the first three quarters of 2009 75% were foreclosures and only 10% were short sales. However, of the 11,249 contingent sales currently in place in Las Vegas, 71% are short sales and only 21% are REOs or foreclosure homes. This represents a dramatic shift in banking policy.
Murphy believes banks are becoming much more willing to consider short sales because they are finally realizing that short sales generate a higher sales price for the banks than REOs. Data supports this. The median price of homes sold through foreclosure is $116,900, while the median price for homes sold through short sales is $150,000.
The federal government has also adopted standardized rules for short sales, simplifying the process. This, combined with the pressure being exerted by the Obama administration to keep homeowners out of foreclosure, is creating a much higher approval rate for short sales. This, in turn, is keeping the flood of foreclosures that we had been expecting here in Las Vegas off the books and creating the progressively lower inventory monthly of bank-owned REO homes.
All-in-all, whether you are a seller looking to get out of an upside down situation or a buyer looking to capitalize on low home prices, now may be a great time to consider the short sale as an option.

So you’ve always wanted to play golf but your boss never asked you on a game before? Don't worry. Everybody can and should enjoy this wonderful sport. Sure, golf can be expensive and hard to learn but if you know what you're doing you're up for the time of your life.
When you want to play basketball all you need is' well' a basket, and a ball. But golf requires more equipment than just a ball. Like in any sports, golf equipment spins an entire industry and you can find anything from clubs to gloves, and they usually come with a nice price tag.
So here's Tip No.1: Don't spend all your kids' college money on equipment until you know how to play and if you want to play. Don't buy a 5000 dollar manatee leather club (it's illegal!) instead, go for mid range sports manufacturers that sell 100 dollar clubs.
Even if you are a pro on the Pirate Mini Golf and you beat your children every time - it doesn't mean you know how to golf. Tip No.2 will be: take golf lessons. You'll find group lessons with golfers in your skill range and you might make friends to golf with. There are also individual lessons with a private instructor or your town's pro golfer. While private lessons focus on your individual skills, they can be quite expensive and take more time than group lessons. Remember that after you get the basics - the real lessons are on the field.
Tip No.3 is to continue practicing at home. No, not in your back yard. Golf has much to do with technique and watching instructional videos can help a lot. You can also go online and find many tips and clips that can improve your game.
Tips No. 4, 5, 6 : Grip, posture and stance. The three essentials of golf. Grip means how you hold the club and the better you grip the better you play. Posture leads to a proper swing and maintaining balance is essential. Having a stable golf stance and footing will help you control the ball and get it where you want it to go.

There are good golf tips and bad golf tips. The question is, “how do you decide which golf tips to listen to?”
This question has been brought home to me recently because a good friend took up golf about two years ago. He has really caught the bug and plays several times a week. He also has lessons and practices frequently. Whenever we play together he is constantly asking for tips and advice about his swing.
It is my belief that you should only give a player a golf tip if you are sure that it will fit in with the rest of his swing. I have seen far too many players lose their swings when trying to adopt a golf tip which simply does not fit in with everything else that goes on when they swing the club.
OK, I know, there are certain golf tips which are universally sound, like, “keep your head still.” But equally there are plenty of other golf tips that can be ruinous even when given with the best of intentions.
In particular I recall a good player with whom I'd played many rounds who always drew the ball right to left, usually with good control. One day when his draw was a bit exaggerated, his partner suggested this perfectly sound golf tip: “You know, if you were to keep your right elbow well tucked in on the downswing you would lose that nasty hook.”
The suggestion was well meant. However, for a player who had a well grooved habit of swinging slightly over the top of the ball, as Arnold Palmer was wont to do, it proved to be one golf tip too much. He became so conscious of his right elbow that it threw the whole of the rest of his swing out of shape and it took him months to get it back again.
The point is that the golf tip didn't fit in with the rest of his swing.
This is a mistake that many golfers make. They listen to all the golf tips out there and try to adopt them all in their desperate search for a good swing. It is my belief that your aim should be to groove a golf swing that will give you streams of straight and long golf shots by modelling your swing on one set of advice. Then you should develop a mind movie of that swing so that you can reproduce it whenever you play a shot.
Think how long some of the most famous partnerships between players and their swing coaches have lasted. Think of Jack Nicklaus and Jack Grout, Tiger Woods and Butch Harmon, Nick Faldo and David Lead better to name but a few. All these great players relied on one coach's vision of their swing to keep their mind movie in shape. They did not go asking for golf tips from other players.

A very frequently asked question indeed; how to play the sand shot or the bunker shot.
Before we get to the bunker play tips, I have to preface what you are about to read with but one word… practice. Once you get the basics (which are forthcoming) you’ve got to take the time to practice and gain confidence in the execution.
Believe me; getting your sand play up to a decent level is well worth the time spent on it. With a decent sand game, it is actually more advantageous to be in a bunker around many greens than it is to be buried in the rough just a few yards away! And you’ll score better as a result.
For good bunker play you need to understand some basic techniques. Actually, before we discuss technique, you need to have a sand wedge in your bag… not a pitching wedge… I’ll tell you why in a moment.
First all, with your set up you want to open you stance, hips, and shoulders to the left of the target (right handed golfers) and the ball positioned slightly forward in your stance. Establish solid footing by digging into the sand just a bit.
With your setup to the left of the target, you now want to open the clubface (rotate the sand wedge so the more of the clubface is exposed).
As far as the swing path goes, you want your swing path to follow the alignment of your body just like you other shots.
With a sand shot you want you club to enter the sand a couple of inches behind the ball. I like to have people imagine that just underneath the ball in the sand, the golf ball is sitting on a tee; and what you are trying to do is clip the tee out from under the ball without disturbing the ball itself.
Keep your wrists firm until well after impact. You don’t want get ‘flippy’ with your hands when it comes to sand shots.
When you are first learning to play a bunker shot, strive to gain consistency with your entry point behind the ball and consistently extracting the ball onto a putt-able position on the green.
The next step for you will be to alter the distance of your bunker shot using your swing speed with you ‘basic’ bunker swing and shot. However, the first and primary goal is to gain a consistency with your swing tempo and your entry point. For the beginning sand player, gaining confidence in getting the ball consistently out of the bunker and putting is the first goal and the first building block. Just getting this first basic skill established fluently will save you strokes immediately. Don’t worry so much about variations to your bunker play… these can come later… just get comfortable and confident with that fact that you’ll be out and putting. Rome wasn’t built in a day… or something like that.
I touched on this earlier and now I want to give you a bit more detail on your bunker equipment (sand wedge) and why you must have one.
First of all, believe it or not, the sand wedge is designed for sand play.
Bounce – the sand wedge has a rounded sole that actually sits lower in comparison to the blade of the club. This feature allows the club to glide through the sand rather than dig into it.
Loft – greater loft that the pitching wedge - 55-60 degrees as opposed to 48-52 degrees. This gets you ball up and over the lips of the bunkers more readily rather than trying to ‘manufacture’ a shot with your pitching wedge.
Toe to Heel Design – this what gives the sand wedge the oval appearance – but more than this – it is what keeps the sand wedge from digging in and allows you to ‘splash’ the ball out of the bunker.
Bottom line – if you’re not using a sand wedge for your sand shots; you’re making things much more difficult than they need be.
Practice breeds confidence and confidence breeds relaxation over a shot. Particularly the sand shot. Tension and nervousness are shot killers. The basic sand shot is not at all a difficult shot to extract, it’s just that those who fear them are those who don’t take the time to practice them… think about it this way… it’s the only shot where you are going to actually purposely miss the ball!
So get out there and find a place to practice and get better. Remember first things first… just work to gain consistency and you’ll start improving your game.

You don't need golf instruction sessions to learn to drive the ball long and straight. But you do need to make a good shoulder turn. It creates the torque needed to strike the ball solidly. Good ballstriking helps lower your scores and trim your golf handicap. Unfortunately, not everyone makes a good turn. Some fear they'll mis-hit the ball if the turn too far. Others are unaware of the importance of a good turn. And some can't turn because of injury.
Shoulder injuries can really mess up your swing. They often occur in the dominant arm, which crosses your torso through impact. But they also occur in the non-dominant arm as well. Among the muscles in your shoulder is your rotator cuff. It plays a critical role in transferring power from your torso to the club, so it must be strong to hit the ball long. Rotator cuff injuries often cause a dull pain in the shoulder. But it's enough to inhibit your swing.
Strengthening Your Rotator Cup The following exercises strengthen the rotator cuff:
* Buy an elastic tube that stretches. Attach it to some point on the ground. Pull the elastic tube upward—from parallel to the ground to the top of your shoulder—with the forearm only.
* From a push-up position, walk your arms from the 12 o'clock position to the 10 o'clock position. Then, from the 10 o'clock position to the 12 o'clock position. Now, walk them from the 12 o'clock position to the 2 o'clock position.
The following exercises are done with a dumbbell. Make sure you use one that you can lift comfortably. Otherwise, you could injure your shoulder.
* Palm facing forward, lift a dumbbell from in front of your thigh outward, until your arm is parallel to the ground.
* Bend from the hips and lift, so the dumbbell is parallel to the ground. Use a table to brace yourself with the other hand, if you must.
* Brace your free arm on a table. Bend at the waist and lift the dumbbell until the palm is facing the floor.
* Hold the dumbbell with the knuckles down and lift the arm until it's parallel to the ground.
Do these exercises at least three times a week. Do three sets of 20 repetitions each. Perform them slowly and stop immediately, if you feel pain.
Improving Your Shoulder Turn Another way to help improve your shoulder turn is to do the following golf drills:
1. The Mirror Drill promotes a full shoulder turn. I teach it in my golf lessons, but you may have read about it in my golf tips or in a sports magazine.
Take an address position in front of a mirror. Place your hands on your hips and look to the right (for right-handers), as if you were looking at someone behind you. If you have to lift your left foot off the ground, go ahead. Feel the rotation of your spine and the coil of the turn. Now, look in the mirror. See how your back faces the target? Your left knee should point inward. And your weight should be mostly on your right side. That's all there is to it.
Left-handers, or course, must do the drill in the opposite direction.Work on the Mirror Drill regularly. When you're familiar with the sensation involved, head to the practice range and hit some balls. You may be surprised how well you hit them.
2. Many golfers use their hands and arms only when swinging the driver. They don't rotate their shoulders, sapping power from their swing. This drill helps keep your hands, arms, and shoulders in sync as you swing back and through.
Lower yourself down to the floor onto your knees. Hold a ball between your hands and out in front of your chest. Start by making some small moves swinging the ball back and forth. The idea is to keep the ball in front of your chest as your arms swing and your shoulders rotate. Increase the length of your swing going back and through. As you reach the end of your backswing and forward swing, allow your arms to fold. Swing back and fold your arms. Swing down and unfold them. Swing through and fold them again.
Work on this drill regularly. After doing so, you should see yourself getting more distance from your shots. A strong rotator cuff is crucial to a good shoulder turn. And a good shoulder turn is crucial to hitting longer shots. Improve your turn and you'll hit the ball longer and chop strokes off your golf handicap.

Is there anything worse than swinging a golf club and feeling the golf grip slipping in your hands? Because the normal outcome when your golf grip slips is a terrible shot. And unless you're Tiger Woods it's very hard to stop your swing when you're half way down to the ball.
I have no idea how Tiger does that!
Anyway, if the weather is very hot and humid the chances of your grip slipping as you're swinging goes way up. Also, if you're playing in the rain then naturally the chances of your grip slipping as you make your golf swing go up as well.
But there are simple solutions to this problem which don't have to cost you anything. And the first solution is a dry towel.
When you play golf you should carry at least 1 extra golf towel. Ideally you should carry two extra golf towels however. And if you're getting hot and sweaty or it's raining then before and after every golf shot you should be wiping your golf grips and hands with one of your dry towels.
Also, if it's raining then I suggest that you keep your towel under an umbrella to try and keep it dry for as long as possible. Then when your towel is not doing a good enough job then simply put it back in your golf bag and get another dry towel out.
Now here's a neat trick.
Every two or three holes simply get some sand from the bunkers (or from the little buckets they give you to put in divots) and rub some of the sand on your hands and on your golf grips. This will help to absorb the sweat and it will help you to keep a firm golf grip as you're swinging.
Important Note: If you're a women reading this you may prefer to take talcum powder with you and put this on your hands instead of sand.

Tiger Woods won back to back 1st at the Bridge Stone Invitational held at Firestone CC, Ohio followed by another stunning championship victory at the PGA Championship 2007 Sherwood CC, CA.
I particularly enjoy watching Tiger play because he has such an aesthetic looking swing. Of course, a good looking swing does not automatically translate to a good score but if your simple golf swing looks good, looks correct, then chances are your swing can't be too far wrong. Furthermore, its much easier to replicate a simple golf swing over 18 holes, then an un-natural golf swing that works well at the practice range but cannot stand the rigors of playing golf under the hot sun.
We may get by from time to time with a strange looking golf swing, but golf will always be able to weed out the fakers from those with sound basics. Without sound basics, its impossible to play good golf. Its impossible to hit a 5 iron 200 yards or drive a ball 300 yard the way the pros do. Its not possible to consistently shape a shot, whether it be a draw or slice, and do the amazing things the pros do, such as putting a back spin or stopping a ball the instant it lands on the green. Its not possible to plough the ball out of thick rough and save par.
Without a good simple replicable golf swing built on sound fundamentals, its very hard to hit the ball flush consistently. Since we cannot control the course environment, whether it be an uphill, downline, ball above feet, ball below feet lie, the only thing we can control is our knowledge of the golf swing and whether we implement and ingrain the right techniques into our muscle memory.
I think the most important aspect of the golf game is knowledge. Knowledge is power. We can only practice what our brain knows and is familiar with. If our brain is unfamiliar with the correct fundamentals of how to hold a golf club, the grip, the posture, the timing, we will never be able to tell our muscles to do the right thing. What's most dangerous in golf is that our muscle sensation can deceive us and what feels correct, is actually not. For the amateur who wants to enjoy a good golf game with pals, and perhaps a little money wager, a good litmus test is to check if we can produce a good ball flight at the practice range 7 out of 10 swings.
The basics of golf is important because once we get started off on the wrong foot, its very hard to teach a bad golfer new tricks. It's much easier to learn from a clean slate and build our golf foundation on sound golf fundamentals.
As Yoda said ,"You must unlearn what you have learnt" So before you head to the practice range, start filling your brain with the right golf concepts by reading golf books and you'll find your practices 100% more fruitful.

A beautiful and well kept garden can add a lot to increase the appeal of your home which in turn could add to your home’s value. However, the thought of all the work that goes into maintaining a beautiful garden puts people off. There are many ways on how to develop a low maintenance garden. This article summarizes twelve simple ways that you can follow to decrease the time spent in maintaining your garden.
1. Design a yard that reduces the tasks that you find mundane. Tasks like mowing and edging your lawn. If this is a task that you don’t like to do or you complain about and put off constantly then consider paying someone to mow your lawn for you. This will save you time and consequently help support a local business. You can also use a low growing groundcover in hard to mow areas.

9. Leave no room for weeds in your garden. This can be done by using landscape cloth and/or mulch. If you do see weeds, weed often and remove the weeds when they are still small. Make sure all empty spaces either have a plant or are mulched.
10. Randomly placed containers in your garden then add a splash of color. Container gardening allows you to move and place color to strategic areas in your garden without having to plant new plants in the beds.
11. Using raised bed to grow your vegetables enhances the look of your garden. Raised beds drain easier which is a plus in heavy clay soils. Raised beds also confine foot traffic to the outside of the box which keeps the soil loose allowing the roots to grow deeper for healthier looking plants.
12. Choosing a good time to work in your garden makes the gardening tasks seem easier. Work in the early morning or the late evening when temperatures are cooler.

Joining a golf club has many advantages and benefits, compared to playing at different golf clubs. Let’s take a look at some of the benefits and reasons to join a local country club.
(1) Most golf clubs, if not all golf clubs have a handicap tracking system, to keep track of your scores. You do not have to send your scorecard to a golf association for a legitimate handicap, to play in golf tournaments.
(2) Golf clubs have a facility with a locker room and restaurant as a meeting place. Therefore you get to know more fellow members, which make it a lot easier for you to find players to team up with.
(3) You’re more likely to drive down to your local country club to practice, than you would at an unfamiliar golf course. More practice, means playing better golf.

I am always hesitant with reading any golf tip online until I thoroughly look into the person behind the product. How long have they been in their profession? What successes have they helped create? And if you can personally talk to several people who have purchased and benefited from their products?
In researching these products and programs, read all the copy on the site. You will read some pretty amazing stuff that's hard to swallow. These claims seem impossible when you look at how long they've been on the net and how many so-called golfers they've helped. Just do some math and you'll find that these numbers are most likely false.
The bottom line with any golf tip online is if it does in fact help your game. If it does, you will most likely tell other golfing friends about it and the website and business will be successful just from word-of-mouth.
And one last piece of advice. Any person or business giving golf tips online should be reachable. You should easily be able to find their contact information, including phone number. When I answer my phone, people are shocked! I ask them why, and they say they didn't think there was a "real person" behind it.
That's a sad situation that shows the skepticism of web visitors. If you have to look hard for the contact information, I would not recommend using or purchasing any golf tips or programs online.
